CONCRETE OVERLAYS

What is a concrete overlay?

Concrete overlays are thin decorative coatings applied to existing concrete surfaces like driveways, patios and pool decks in order to enhance their appearance and hide stains, wear, and damage.  At an average thickness of 1/8”-1/4” a properly installed concrete overlay can completely transform the look and feel of old, worn concrete into elegant finishes that look like stone, wood, brick or tile, without the messy demolition or high price tag for replacement.

How much do Concrete Overlays cost in Houston TX?

That depends!  Overlay costs vary depending on the materials used, the size of the project, the complexity of the design, and the condition surface over which they are installed.  Our concrete overlays typically range between $6 per square foot to $12 per square foot depending on these factors with an average project cost of between $3000 and $10,000.

Which overlay material is best in Houston TX weather?

Houston’s high heat - high humidity climate, makes choosing the right overlay material critical for long term success. Not all overlay materials are created equal! Many of the overlays being installed by Houston contractors are designed for other areas of the country and don’t perform well in our extreme weather.

The major factor in overlay performance is the polymer blend.  Many overlays use pure acrylic polymer mixes which perform well in areas like California but are too brittle to perform well in Houston heat and lack adhesion strength.  Vinyl overlays perform better in northern climates but are too moisture permeable for our wet weather.

Our concrete overlays use a polymer modified cement that contains a carefully balanced blend of multiple polymers that give the perfect combination of strength, flexibility, and breathability for maximum performance in Houston’s unique climate.

How long do Concrete overlays last?

It depends a lot on the materials used and installation practices employed.  Without proper surface cleaning and preparation, appropriate installation practices and the right materials, concrete overlays can begin to peel, fade, and delaminate within as little as 6 months.  Don’t worry, though, we’ve got you covered!  Our concrete overlays are built to last in Texas’s brutal heat and humidity, and our expert installers use best practices for long term durability and performance. With our system, clients see up to 15-20 years plus of usable life with proper maintenance.

Are “Carvestone” or hand carved limestone overlays good?

The short answer is, no: Not if you are looking for low maintenance, long-term performance.  Hand carved Limestone overlays look great when they are first installed and they usually come with a lot of big promises, but in our experience, they do not perform well, especially in direct Texas sunlight.  With a limestone overlay, you can expect the colors to fade and the surface to look noticeably worn in sunny areas within one to two years and need to be professionally recolored and resealed.
 

At Artisan Concrete and SurfaceWorks, our hand-crafted concrete overlays achieve the same custom, bespoke designs as Carvestone, but stay looking great for the long haul with minimal ongoing maintenance required. We want you to LOVE your space, not stress over it every couple of years!

How often do Concrete Overlays need to be resealed?

It depends on the sealer used.  Solvent based acrylic sealers, which are the most commonly used to seal concrete overlays, need to be reapplied every 2 to 5 years depending on the individual wear and weather exposure that the surface receives.

It’s important when resealing your decorative concrete to make sure you use materials compatible with those used in the original install.  Some sealers are not compatible with and cannot bond to other sealer types which can lead to a total disaster if the installer doesn’t know what they are doing. At Artisan, when we tackle a reseal project, we run tests to identify which type of sealer will work best and bond appropriately, so you don’t end up with failing, peeling sealer after installation.

STAMPED CONCRETE RESTORATION

What is the life expectancy of stamped concrete?

If resealed periodically, stamped concrete can last and look great almost indefinitely.  We recommend resealing with a fresh coat of solvent-based acrylic every 2-5 years.  If you do this, your stamped concrete should stay looking great for many years.  Our expert teams can clean and reseal your stamped concrete, usually within one day, and get you back up and running again with peace of mind, knowing your surfaces are protected!

Is Concrete sealer slippery when wet?

Yes, if not applied properly with a non-slip traction additive either mixed into the sealer or broadcast on top during application. All of our exterior sealers include traction additives to ensure safety in wet areas.  Obviously ordinary prudence is advised while walking on any wet surface, but with proper traction additive included during installation, concrete sealers are safe and slip resistant around pools and other wet areas.

What happens if I don’t seal my stamped concrete?

If stamped concrete or concrete overlays are not properly resealed, they can become unsightly and eventually suffer permanent damage.  Unsealed concrete can begin to fade and experience color peeling, permanent staining, and damage or delamination of the stamped texture and pattern.  Periodic resealing is a small expense compared to full scale restoration or replacement, so we strongly urge our clients to keep current with protecting and maintaining their beautiful concrete surfaces!

Can worn or damaged stamped concrete be repaired?

Yes! - But it needs to be done right.  Most companies just slap some new stain or a pigmented sealer over the worn or damaged concrete, and that is not a recipe for long term success. These methods fade quickly, have a high failure rate, and don’t make the concrete look new again.  They are less expensive up front than true concrete restoration, but they are little more than band-aids that kick the can down the road and leave homeowners frustrated in a constant cycle of costly maintenance.

Our REVITALIZE system is different.  It is a true stamped concrete restoration system that can make dilapidated, damaged, and worn stamped concrete look brand new with lasting results.

What makes REVITALIZE system so different?

REVITALIZE is a “ground up” system that completely resurfaces your stamped concrete without changing the texture or pattern.  The foundation of the system is a class 1 moisture vapor retarder epoxy primer that reliably bonds to old stains and sealers and retards moisture transmission through the slab, addressing a common failure point.  From there, we apply our REVITALIZE cement resurfacer which adds a fresh new cement surface to your existing pattern and texture.  We then apply antique stains and a premium sealer that is 2 to 3 times more abrasion resistant than standard acrylics.  All of this adds up to a rock-solid system that looks brand new, does not need to be continually restained, and requires minimal ongoing upkeep.

How much does it cost to repair stamped concrete?

For concrete in good condition that just shows fading and normal wear, typically a simple clean and seal can refresh and protect the surface.  Clean and seal projects start at between $1.50 and $2 per square ft.

For damaged surfaces with splotchiness, color peeling, excessive cracks, etc., REVITALIZE stamped concrete restoration system typically costs between $5 and $6 per square foot depending on project size, coming in at around 1/3 the cost of replacement without the mess and disruption. Once complete, all that is required is a simple clean and seal every 4 to 5 years, which is much less costly.
